Luxury Homes in Beverly Hills and West Hollywood

By Efrat Poulson, Keller Williams Beverly Hills

Beverly Hills and West Hollywood sit next to each other on the map but offer two distinct paths into luxury living, and buyers often need help sorting out which one actually fits what they want.

Beverly Hills Buyers Are Usually Choosing a Zip Code First

Most Beverly Hills luxury buyers are drawn by the schools, the flats-versus-hills question, and proximity to Rodeo Drive and the Golden Triangle. I’ve closed condo sales here at addresses like Le Doux Road and Burton Way, where buyers wanted the Beverly Hills address and the building amenities without taking on a large single-family lot. Those two closings landed in the low seven figures, which tells you Beverly Hills luxury condos don’t all require an eight-figure budget, there’s real range depending on building, floor, and square footage.

West Hollywood Condos Move on a Different Logic

West Hollywood luxury condos tend to sell on walkability and building character rather than lot size. I’ve handled closings along Elevado Street and Fountain Avenue in the $1M to $2.5M range, plus smaller one and two bedroom units on Wetherly Drive and Alta Loma Road that appeal to buyers who want a low-maintenance West Hollywood base rather than a large property to manage. Buildings here vary a lot street to street, so touring in person matters more than it does in more uniform Beverly Hills condo stock.

Condo Boards and HOAs Deserve Real Scrutiny

In both cities, the building matters as much as the unit. HOA reserves, pending special assessments, and rental restrictions can all affect resale value and your monthly costs long after closing. I pull HOA financials and board minutes before my clients make an offer, not after.

Price Per Square Foot Tells a Story, But Not the Whole One

A condo priced lower per square foot isn’t automatically the better deal once you factor in HOA dues, parking allocation, and building age. I walk clients through the full monthly cost picture, not just the purchase price, before comparing two properties against each other.

Location Within Each City Changes the Math

A Beverly Hills flats condo south of Wilshire behaves differently in resale than one closer to the hills, and a West Hollywood unit near Sunset trades differently than one further south near Beverly Boulevard. Knowing these micro-markets from actual closings, not just listings, is what separates useful advice from guesswork.
